These are terms are subject to change without notice.

1. All Reservations are NON REFUNDABLE
  • 100% payment is due at time of booking.  Payment is 100% non refundable.  However, please read on about our cancellation flexibility.
2. Cancellation flexibility
  • For logistical reasons, refunds are a very challenging and costly process.  In order for us to keep the lowest possible rates all transactions are NON REFUNDABLE.  However, we realize that things can change. We want to be as flexible as we can be in these situations. If you need to cancel your reservation please inform us ASAP. We can offer you a discount on a future stay.  The amount of the discount will be dependent on our ability to replace your reservation.  The discount can only be used for the listing originally booked.  The maximum amount of the discount is the amount paid originally.


3. General Policies

  1. Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
  2. Access: Guest shall allow Homeowner and/ or manager access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

 

4. Rental Rules

  1. Smoking is NOT allowed inside or out.
  2. Quiet time is between the hours of 10PM and 7AM. 
  3. Immediate $300 fine for any noise or smoking rule contraventions. There will be no warnings.
  4. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
  5. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  6. Keep the property and all furnishings in good order and where you found them.
  7. Only use appliances for their intended uses.
  8. Pets are NOT allowed. Unless specifically agreed to, or advertised pet friendly unit.
  9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 
  10. Hot Tub: When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.
  11. Storms and Road Conditions: No refunds will be given for storms. We do not refund due to road conditions.
